Once you’ve created a mission and vision statement, the next step is to develop a SWOT analysis. Implementation and follow-up are frequently overlooked aspects to the business plan, yet vital to the success of the plan. Set dates (annually, semi-annually, quarterly, or monthly) to review your business plans goals. Consider the following while reviewing:

A real estate business plan lays the groundwork and provides direction on income targets, marketing tactics, goal setting, lead generation, and an overview of your industry’s competition. It describes your company’s mission statement in detail and assesses your SWOT (strengths, weaknesses, opportunities, and threats) as an organization. 1. Write Your Mission Statement

Every real estate agent’s business plan should begin with a mission statement, identifying your values and why your business exists. Your mission statement serves as the guide to achieving your ultimate business objective. When you create a solid clear mission statement, all other items identified in your realtor business plan should be aimed at fulfilling this statement.

Your mission statement should identify your target audience, what product or service you provide, and what makes your business distinct. As seen in the example above, a powerful mission statement should be short and concise but sums up a business objective.

Let’s take Compass’ mission statement above as an example: “Our mission is to help everyone find their place in the world.” The statement identifies what the company offers, for what reasons, and who it benefits.

2. Conduct a SWOT Analysis

SWOT is an acronym that stands for a business’ strengths, weaknesses, opportunities, and threats. The primary objective of these four elements is to assess a business by evaluating internal and external factors that can drive decision-making and help you make more money . Conducting a SWOT analysis as you develop your business plan for real estate uncovers opportunities to differentiate yourself from the massive competition currently on the market.

Strengths & Weaknesses

Strengths and weaknesses are internal parts of your organization. Strengths identify what product or services you provide better than others, your access to resources, and items that benefit your customers. Weaknesses are items that need improvement, lack of resources, or what your competition does better. These are items within your control to change because you can convert a weakness into a strength.

See the example below if “Agent X” was doing their SWOT analysis:

Opportunities & Threats

External factors drive opportunities and threats and are areas you can take advantage of to benefit your business. Examples of opportunities can be shifts in the current marketplace, emerging trends you can capitalize on, features that competitors lack, or even changes with your competitors. Threats, on the other hand, are anything that can negatively impact your business. You don’t have control over changing the opportunities or threats, but you can develop a practice to anticipate and protect your business against the threats.

The opportunities and threats for “Agent X” would be:

When you complete your SWOT analysis, use it as a guide when creating strategies to meet your business objectives. To gain the most benefit from creating a SWOT analysis, make sure you are being realistic about your business and evaluating it in its present state. You don’t want to be unrealistic by listing strengths or opportunities that don’t exist yet, and you want to allocate time and money to the most impactful solution to your business issues.

If “Agent X” completed the above SWOT analysis, a few strategies they could derive would be:

  • Incentivize agents to keep them at the brokerage for longer
  • Implement a technology-based key machine to reduce lost keys and keep the team accountable
  • Find a competitive advantage against competing brokerages and use that in marketing messages

To help agents locate other brokerages operating in your preferred market, agents can use Zillow’s agent finder page as a research tool to see which agents or brokerages are operating in a specific area. You can find an agent by location, name, specialty, and language. Once you click on a Zillow profile , you can read their reviews, see their team members, contact and website information, and property listings. Take a deep dive into your competitor profiles and can use the information to implement strategies within your own business.

3. Set Specific & Measurable Goals

You’re ready to set some business goals after clearly defining your mission statement and SWOT analysis. Goals can help set the tone to increase your performance and drive your business in the right direction. Your goals should have a definitive way to show progress, which can be a prime motivator to keep you on track to achieving them.

Each goal should follow a pattern to identify set criteria. This will ensure that your daily efforts are performed to meet business objectives within a set period. A way to do this is by using SMART goals:

Examples of SMART goals for agents or brokerages:

  • Increase closed transactions by 20% to a total of 150 deals within the next year
  • I will ask all closed clients for a referral and review within 30 days of closing the deal

Goals can be split into short-term and long-term goals. Short-term goal lengths vary between days and weeks but do not exceed six months. Short-term goals can also be worked on simultaneously with long-term goals. Long-term goals can take up to six months or more to complete and require careful planning and perseverance. A mix of short-term and long-term goals will help you maintain motivation.

All goals are equally important; however, success will stem from how you prioritize each one. Slowly add on additional goals as you have the capacity and feel comfortable with the current progress of your current set of goals. Without identifying your business goals, you’ll leave your results up to luck to attain your business objectives.

4. Plan Your Marketing Strategies & Tactics

Developing marketing strategies and tactics and implementing them help you identify and locate your current value proposition in the real estate industry, along with specific timelines for execution. In addition to determining your overall business objectives and goals, your marketing strategy and plan should include the following:

  • Pinpoint general marketing goals
  • Estimate projected marketing budget
  • Know your geographic farm area data and identify your target niche audience
  • Analyze market competition
  • Identify your unique selling proposition
  • Establish a timeline and set your plan in motion
  • Track your progress and readjust as needed

While a marketing strategy identifies the overall marketing goals of your business, developing marketing tactics will help you achieve those individual goals. They can include referral business tactics, retention efforts, and ways to acquire new customers. For example, you can offer incentives to anyone who refers your business, or you can implement new email drip campaigns to help increase lead conversion rates.

These tactics should have set key performance indicators (KPIs) to help you evaluate your performance. For instance, a KPI you can set for your business could be that referral business should exceed 20% of your lead generation sources.

Understanding the marketing strategy aspect of your real estate business plan will help you know who your target is, what their defining characteristics are, what services they are seeking, and help you understand how to grow those specific relationships.

Creating a Financial Plan

An important aspect of writing your business plan will always include money. Here you will identify your expenses, income, and estimate your sales goals. It’s important to create realistic and well-thought-out measurements in this section, to understand how your plan will come together.

When looking at your expenses, consider all things that will change for you on a licensing, personal, and business level. Licensing may seem self-explanatory, but ongoing education, covering multiple states, and other things might pop up. Personal expenses are also easily overlooked — will you need to buy different clothes, will a new smartphone be important to your work, and will your cost of gas rise? Business expenses are things like your broker fees, advertising costs, and other things often charged directly from your office.

For example, if your focus is on first-time homebuyers, are there any competitors that also have this focus? What do they do that seems to work? What can you offer that they don’t? There are generally four areas that will set you apart in regards to your competition; the product (your brand and focus), the price (your commission and price you seek for your clients), the place (your ideal market you’ve chosen to focus on), and promotion (meaning the way you’ll choose to market to generate leads).

Understand Your Ideal Customer

Understanding your customer is critical in writing a real estate business plan. Without that important link, you won’t meet your goals, your marketing dollars will be wasted, and your time will be spent without result.

The important things to know about your customer are:

  • How do you reach them? Will they respond better to emails, texts, or calls?
  • What matters to your clients? Is it more space, interior luxury, or location?
  • What brand does your client subscribe to? Will they value Walmart or Whole Foods more?
  • What matters most to your prospective buyer? Is it space, price, or something else?
  • What is your ideal demographic? This is age, sex, etc.

Perhaps your opportunity is in selling new homes in an up-and-coming area, or to military families who have been given new orders near a base. Referrals and leads will always attract outside of your ideal mindset, but this will help you focus your efforts.

An action plan is a carefully considered set of steps to take in  achieving a specific goal . For example, if your goal is to get ten new leads a month, an action plan will help you get there. An action plan establishes a clear goal and the different things that need to be done to reach your objective.

You might have different action plans for marketing, closing sales, ongoing education and personal development, social media goals, etc. All of these individual action plans will help carry your real estate business plan to fruition.

Evaluating and Revising Your Plan

Your business plan is sure to be a living document as time goes on. With a constantly evolving real estate market, it is critical to stay up to date with the latest news – not only for the industry, but also for the markets you specialize in. As you continue to meet and shake hands with individuals, new doors will open, offering you opportunities that you probably didn’t consider when you originally developed your plan.

For example, maybe you’ve met a developer who’s asked you to help list their properties. Also, research your city's other agents, brokerages, etc., as you'll compete with them for potential clients. The more you know about them, the easier it will be to differentiate yourself and achieve your short and long-term goals in the real estate industry.

3. Identify Your Ideal Clientele

Now it's time to zero in on the specific people you sell to.

There are plenty of options. You could be a condo specialist and only engage new leads who want to buy condos in your area. Or focus on real estate listings for new home buyers. Or work in the top end of the market and help wealthy individuals settle into their second homes. You do you.

Details for an expanded vision of Trinity Groves have become richer.

At completion, the future Trinity Groves as presented by Nebraska real estate firm Goldenrod Cos., architect Gensler and landscape architect OJB includes more than 5,000 residential units, nearly 1,000 hotel rooms and over 2.6 million square feet of office space.

Trinity Groves along Singleton Boulevard in West Dallas has become one of the region’s signature foodie developments since an investment group including Stuart Fitts, Phil Romano and Larry “Butch” McGregor began assembling parcels in the area in 2005. That has come with hundreds of apartments and other retail.

Last year, Goldenrod purchased nearly 90 properties across more than 35 acres in and around Trinity Groves, situated at the foot of the Margaret Hunt Hill Bridge.

Much of the land was already zoned to include high-rise offices and hotels, and one of the parcels was even floated as a destination for Amazon’s HQ2 in 2017.

A first phase for a new Trinity Groves master plan calls for approximately 2,419 dwelling units and 788 hotel rooms, according to a master plan presentation presented before Dallas’ Urban Design Peer Review Panel. The group, made up of local design, planning and engineering professionals, provides urban design advice to city staff and other entities.

The first phase involves more than 1 million square feet of office space, 126,000 square feet of retail and 9,571 parking spaces, the presentation shows.

WeWork to exit bankruptcy after judge approves restructuring plan

A U.S. bankruptcy judge on Thursday approved WeWork's Chapter 11 bankruptcy plan, allowing the shared office space provider to eliminate $4 billion in debt and hand the company's equity over to a group of lenders and real estate technology company Yardi Systems.

Flexible workspace provider WeWork expanded at breakneck speed, opening its first location in 2011 and hitting its peak with a $47 billion US valuation in January 2019. But the company racked up steep losses on its over-extended real estate portfolio before filing for bankruptcy protection in November 2023.

A WeWork spokesperson confirmed to CBC News that the bankruptcy plan is also finalized in Canada.

U.S. Bankruptcy Judge John Sherwood approved WeWork's restructuring at a court hearing in Newark, New Jersey. With that approval secured, WeWork will be ready to exit from bankruptcy with no debt "in a matter of days," WeWork attorney Steven Serajeddini said at the hearing.

WeWork used its bankruptcy to negotiate a significant reduction in future rent costs from its landlords and cancel leases at about one-third of its locations, ultimately reducing its future rent costs by more than $12 billion. WeWork expects to operate 337 shared office spaces after its bankruptcy, with more than 170 locations in the U.S. and Canada.

"Due to the tireless efforts of our team, and the unwavering loyalty of so many of our members, we have completed our Chapter 11 proceedings with success well beyond our initial expectations," WeWork CEO David Tolley said Thursday.

WeWork rejected an alternate buyout proposal offered by its co-founder and ex-CEO Adam Neumann. The company said Neumann did not offer a high enough price to win over WeWork's lenders, who preferred to take an equity stake as part of the bankruptcy deal.

WeWork's restructuring will cancel existing equity shares, but top shareholder SoftBank will retain a minority equity stake on account of loans it provided to WeWork. The company, once valued at $47 billion, estimates that its post-bankruptcy equity is worth about $750 million.

China Has a Plan for Its Housing Crisis. Here’s Why It’s Not Enough.

A new approach by China’s top leaders is bold but pales against the problem: a vast number of empty apartments no one wants to buy.

China has a housing problem. A very big one. It has nearly four million apartments that no one wants to buy, a combined expanse of unwanted living space roughly the area of Philadelphia.

Xi Jinping, the country’s leader, and his deputies have called on the government to buy them.

The plan, announced last week, is the boldest move yet by Beijing to stop the tailspin of a housing crisis that threatens one of the world’s biggest economies. It was also not nearly enough.

China has a bigger problem lurking behind all those empty apartments: even more homes that developers already sold but have not finished building. By one conservative estimate, that figure is around 10 million apartments.

The scale of China’s real estate boom was breathtaking. The extent of its unrelenting bust, which began nearly four years ago, remains vast and unclear.

China’s leaders were already managing a slowdown after three decades of double-digit growth before the housing crisis created a downturn that is spiraling out of their control. Few experts believe that Beijing can transition to more sustainable growth without confronting all those empty apartments and the developers that overextended to build them. All told, trillions of dollars are owed to builders, painters, real estate agents, small companies and banks around the country.

After decades of promoting the biggest real estate boom the world has ever seen, and allowing it to become nearly one-third of China’s economic growth, Beijing stepped in suddenly in 2020 to cut off the easy money that fueled the expansion, setting off a chain of bankruptcies that shocked a nation of home buyers.

It was the first test of Beijing’s determination to wean China’s economy off its decades-long dependence on building and construction to sustain the economy.

Now the government is confronting another test of its resolve. To stop the excesses of the past, it signaled over the last few years that no real estate company was too big to fail. But as dozens of big developers have gone bust, they have obliterated any confidence that remained in the housing market. Officials have since tried everything to restore optimism among buyers. Nothing has worked.

With few buyers, developers that are still standing are also on the brink of default. And they are intricately connected to local banks and the financial system that underpins the government in every village, town and city. One recent estimate, from the research firm Rhodium Group, put the real estate sector’s entire domestic borrowings, including loans and bonds, at more than $10 trillion, of which only a tiny portion have been recognized.

“Right now, not being able to sell homes looks like a risk, but it isn’t. More developers going bankrupt is,” said Dan Wang, chief economist at Hang Seng Bank. The first big developers to default, like China Evergrande, were problems hiding in plain sight.

Evergrande’s initial default in December 2021 set off fears of China’s own “Lehman moment,” a reference to the 2008 collapse of Lehman Brothers, which set off a global financial meltdown. The fallout, however, was carefully and quietly managed through policy support that let Evergrande finish building many apartments. By the time a judge ordered the company to be liquidated five months ago, Evergrande had effectively ceased being a viable business.

But China has tens of thousands of smaller developers around the country. The only way for officials to stop the free fall in the market, Ms. Wang said, is to bail out some midsize developers in cities where the crisis is more acute.

China’s top leaders are instead refocusing the lens to address the millions of apartments that no one wants to buy, pledging to turn them into social housing at lower rents. They have committed $41.5 billion to help fund loans for state-owned companies to start buying unwanted property — altogether equivalent to eight billion square feet, of which a little more than four billion square feet is unsold apartments, according to the National Bureau of Statistics.

When Beijing’s response was announced last week, shares in developers initially rallied. But some critics said the initiative had come too late. And most speculated that it would take a lot more money. Estimates ranged from $280 billion to $560 billion.

Officials in Beijing began softening their approach last year. They directed banks to funnel loans and other financing to dozens of real estate companies they deemed good enough to be on a government “white list.”

The support was not enough to stop housing prices from crashing.

Policymakers pulled other levers. They made their biggest cut ever to mortgage rates. They tried pilot programs to get residents to trade in old apartments and buy new ones. They even offered cheap loans to some cities to test out the idea of buying unsold apartments.

In all, local authorities tried out more than 300 measures to increase sales and bolster real estate companies, according to Caixin, a Chinese economic news outlet.

Still, the number of unsold homes continued to reach new levels. Prices of new homes kept falling. So at the end of April, Mr. Xi and his 23 top policymakers began to discuss the idea of taking some of those unwanted apartments off the market in a program not unlike the Troubled Asset Relief Program , which the U.S. government set up in the wake of the American housing market crash.

Last week, China’s most senior official in charge of the economy, Vice Premier He Lifeng, convened an online gathering of officials from across the country and delivered the news: It was time to start buying apartments. Not long after, the central bank loosened rules for mortgages and the central bank promised to make billions of dollars available to help state-owned companies buy apartments.

The move underscored just how worried the government had become about the dysfunctions in the housing market.

Yet almost as soon as state media reported Mr. He’s call on local governments to buy unsold apartments, economists started asking questions.

Would local governments be expected to buy all the unsold apartments? What if they, in turn, could not find buyers? And there was the price tag: Economists calculated that such a program should be in the hundreds of billions of dollars, not tens of billions.

More worryingly, to some, the central bank had already quietly started an apartment buyback program for eight hard-hit cities, committing $14 billion in cheap loans, of which only $280 million had been used. Those governments did not appear to be interested in using the loans for the same reason that consumers did not want to buy houses in smaller cities.

One big difference now, said John Lam, the head of China property research at UBS, the Swiss bank, is political will. The country’s most powerful leaders have said they stand behind a buyback plan. That will put political pressure on officials to act.

“The local government can acquire the apartments at a loss,” Mr. Lam said.

Yet in places where the population is shrinking, which are some of the same cities and towns where developers expanded most aggressively, there will be little need for social housing projects.

The optimistic view is that Beijing has more planned.

“Beijing is headed in the right direction with regard to ending the epic housing crisis,” Ting Lu, chief China economist at the Japanese bank Nomura, wrote in an email to clients.

The task, he added, was a daunting one that required “more patience when awaiting more draconian measures.”

A billionaire's kids plan to build beachfront mansions to revive Dubai's abandoned World Islands

The children of a billionaire Dubai property developer have come up with a plan to revive the emirate's abandoned "World Islands."

Ali and Amira Sajwani have teamed up to launch Amali Island , a property development that aims to revive the troubled project by building 24 mansions, a beach club, and twin helipads.

Nineteen of the 24 beachfront villas have already been sold, and the remainder are selling for upwards of $13.6 million, Ali Sajwani previously told Bloomberg .

One of the villas yet to be sold has seven bedrooms across 22,500 square feet on a plot of 56,000 square feet.

The siblings' father, Hussain Sajwani, is one of the United Arab Emirates' richest people with a fortune worth more than $5 billion, according to Forbes .

State-backed developer Nakheel Properties started building the project in 2003, but the 2008 financial crisis cut it short. Many of the islands were then abandoned.

The Amali project will be formed by joining up the islands that were supposed to represent Uruguay and São Paulo, per Bloomberg.

The elder Sajwani is the chairman of the luxury real-estate developer Damac Properties, which he founded in 2002, and is known in the West for his close business ties to Donald Trump.

Damac and Trump teamed up in 2013 to build a Trump-branded, Tiger Woods-designed golf course .

Sajwani has also been vocal in his support for the ex-President's trade war with China, remarking in a 2018 interview that he felt "sympathetic" toward Washington in its battle with Beijing.

"We have signed an agreement with the Trump Organization. We're very, very happy with them — their service and their quality," he told Bloomberg. "Without the organization, we would never have been able to build our golf courses."

The World was less successful than the Palm Jumeirah artificial islands project, which now boasts thousands of homes and other buildings.
